in grants, tax breaks by partnering with

Gateway Community Industries, Inc. is pleased to announce that Jonah Mandelbaum – President of Warwick Properties, Inc. has been awarded funding and support under the Division for Housing and Community Renewal Program for the construction of Ulster Gardens. Ulster Gardens will be a 82 unit affordable and accessible mixed-use housing complex in the Town of Ulster. The project is designed to include people with special needs, seniors and people in the workforce who qualify.   Ulster Gardens will provide integrated high quality mixed housing resources in a bucolic setting. Mr. Mandelbaum and the Warwick team have an established history of development and include in their mission the provision of safe affordable homes in the Hudson River Valley.

Mr. Jonah Mandelbaum has been working with the Town of Ulster, Gateway Community Industries, Inc., the Office of Persons with Developmental Disabilities, and the Division for Housing and Community Renewal to develop this much-needed housing resource in our community. For 57 years, Gateway Community Industries, Inc., a not-for-profit agency, has provided residential, case management, transportation, recreation, outpatient mental health services and employment opportunities to people with developmental disabilities, individuals recovering from mental illness, families and veterans in Ulster and Dutchess Counties.   We support over 1500 persons annually in both communities, and have past experience with other developers in the region.

Under the Ulster Gardens site plan approval given last year there will be 112 senior units and 52 affordable housing units in four three-story buildings on 46.25 acres. Phase 1 Groundbreaking is scheduled for early summer with occupancy in 2014 and will initially provide 82 units.   Phase 2 will be developed in the future.
